West of Pau Claris is luxury retail, hotels and offices, with few young residents and upper floors that empty at weekends. East of Bruc, around Girona, Bailèn and Passeig de Sant Joan, is a genuinely residential grid with the Concepció market and terraces. It is as young as Gràcia and the most EU-international central area, while the residents' association counts a 30 percent loss of housing to luxury, tourist and temporary uses in a decade.
