Bellaterra - Vila Universitària

€420 a room a month · Cerdanyola del Vallès

UAB's own residential complex, and the cheapest single room in this whole comparison. It is a real bubble: lively while term is running, and cut off once the last train has gone.

Vallcarca i els Penitents

€480 a room a month · Gràcia

Uphill behind Park Güell, where the city starts turning into Collserola. Cheap, green, quiet, and a genuinely steep walk home.

Horta

€480 a room a month · Horta-Guinardó

Another absorbed village, right at the top of the city next to UB Mundet. The cheapest neighbourhood here, and it feels like a small town.

Santa Eulàlia, Collblanc and la Torrassa

€480 a room a month · l'Hospitalet de Llobregat

The cheapest rooms within a short metro hop of Zona Universitària and Sants. Dense, mixed and genuinely un-touristy, with a documented rise in street robbery around Torrassa.

El Camp de l’Arpa del Clot

€485 a room a month · Sant Martí

Dense, residential and genuinely cheap for how many metro lines run under it. One of the last real bargains inside the Ronda.

Hostafrancs

€500 a room a month · Sants-Montjuïc

Sants's smaller neighbour, cheaper again, with the Plaça d'Espanya interchange at one end and Montjuïc above it.

Sant Andreu de Palomar

€500 a room a month · Sant Andreu

A town with its own high street, festivals and identity that happens to be inside Barcelona. Cheap, safe, and far.

La Sagrera

€500 a room a month · Sant Andreu

Cheap, and superbly connected for the money. It is also wedged against Spain's largest construction site, and will be for another decade.

Sants

€520 a room a month · Sants-Montjuïc

Working-class, Catalan-speaking, tightly organised, and attached to the country's main rail station. The best-connected affordable neighbourhood in Barcelona.

El Guinardó

€520 a room a month · Horta-Guinardó

Up the hill behind the Sagrada Família, where the rents finally drop below €500 a room. Green, steep and very local.

El Clot

€520 a room a month · Sant Martí

A quiet old village core with two metro lines and a mainline station, twenty minutes from everywhere and priced like it is further.

Navas

€520 a room a month · Sant Andreu

The closest to town of the three cheap Sant Andreu options, with the largest average flat of the three. Its defining feature is the avenue it straddles.

El Raval

€550 a room a month · Ciutat Vella

The densest, most mixed, most argued-about neighbourhood in the city. Cheap for how central it is, and central in a way nowhere else is - but it is loud at every hour and has Barcelona's highest recorded petty-theft pressure.

El Poble-sec

€550 a room a month · Sants-Montjuïc

Between Montjuïc and Paral·lel: tapas street, theatre district, mountain on the doorstep. Central and still just about affordable.

La Salut

€550 a room a month · Gràcia

The hillside above the Vila, with Park Güell inside it. One of the greenest and quietest parts of Gràcia, and one of the least convenient places we cover.

La Maternitat i Sant Ramon

€570 a room a month · Les Corts

The student-adjacent neighbourhood: walking distance to UPC, Esade and UB Diagonal, and quiet enough to actually get work done.

La Sagrada Família

€580 a room a month · Eixample

Ordinary residential Eixample wrapped around an extraordinary building. Two streets from the basilica the tourists vanish entirely and the price drops with them.

El Fort Pienc

€580 a room a month · Eixample

Wedged between Arc de Triomf and Glòries, and underrated because nobody thinks to look there. Fast to UPF, fast to the centre, priced below both.

La Nova Esquerra de l’Eixample

€600 a room a month · Eixample

The Eixample without the price premium. Quieter, more local, more Catalan-speaking, and a genuinely good value for how central it still is.

El Baix Guinardó

€600 a room a month · Horta-Guinardó

Where el Guinardó climbs, el Baix Guinardó stays flat. Two metro lines, the lowest perceived-insecurity share of anywhere in this comparison, and Gràcia adjacency without Gràcia prices.

Sant Cugat del Vallès

€600 a room a month · Sant Cugat del Vallès

Esade's and UIC's own town, over the hill from Barcelona. Safe, green and pedestrianised, and now more expensive per flat than Barcelona city.

La Barceloneta

€620 a room a month · Ciutat Vella

On the sand, and that is the entire proposition. Tiny former fishermen's flats - the famous quarts de casa - at a price that has nothing to do with their size.

Sant Antoni

€620 a room a month · Eixample

The neighbourhood everyone recommends and nobody can afford any more. Excellent food, excellent transport, a renovated market, and rents that have climbed faster than almost anywhere in the city.

L’Antiga Esquerra de l’Eixample

€620 a room a month · Eixample

Solid, grown-up, extremely well connected. Big modernista flats with high ceilings, shared by students who pool rent to reach them.

El Camp d’en Grassot i Gràcia Nova

€620 a room a month · Gràcia

Gràcia's quiet eastern half, on the Eixample grid rather than the medieval tangle. Ten minutes' walk from the noise, and about €85 a month cheaper for it.

El Putxet i el Farró

€620 a room a month · Sarrià-Sant Gervasi

The cheapest whole flats in Sarrià-Sant Gervasi, with the district's densest student room supply and two metro lines. The catch is that nothing happens here in the evening.

Provençals del Poblenou

€620 a room a month · Sant Martí

TBS Education's own neighbourhood on the eastern 22@ edge. Cheaper than the Poblenou core with much the same access, and the emptiest streets in the area after dark.

El Gòtic

€650 a room a month · Ciutat Vella

Postcard Barcelona, and priced like it. Beautiful to walk through, punishing to actually live in - this is the neighbourhood most people romanticise and most quickly leave.

Les Corts

€650 a room a month · Les Corts

Prosperous, orderly and slightly dull, which is the point. The safest-feeling part of the city that still has a metro at the end of the street.

Sarrià

€650 a room a month · Sarrià-Sant Gervasi

A former village at the foot of Collserola that never quite joined the city. The quietest and safest neighbourhood we cover, and it feels a long way from everything.

Sant Pere, Santa Caterina i la Ribera (El Born)

€680 a room a month · Ciutat Vella

The liveable end of the old city. Same medieval bones as the Gòtic with a fraction of the chaos, next to the Ciutadella park and a fifteen-minute walk from UPF.

Sant Gervasi - la Bonanova

€680 a room a month · Sarrià-Sant Gervasi

The private-school and consulate belt above Galvany. Physically about as safe and quiet as Barcelona gets, and almost entirely empty in the evenings.

Vila de Gràcia

€700 a room a month · Gràcia

An independent town until 1897 and it still behaves like one. The default recommendation for international students, which is exactly why it is no longer cheap.

Sant Gervasi - Galvany

€700 a room a month · Sarrià-Sant Gervasi

Uptown Barcelona. Large flats, wide streets, private schools and the highest rents outside Pedralbes.

El Parc i la Llacuna del Poblenou

€700 a room a month · Sant Martí

UPF Poblenou's own neighbourhood, inside the 22@ core. The most internationally mixed part of Sant Martí and the least comfortable of it at night on the official measures.

Pedralbes

€700 a room a month · Les Corts

Barcelona's most residential neighbourhood: villas, gardens and campus edges. Students are here in residences and colegios mayores, almost never in a shared flat.

Les Tres Torres

€700 a room a month · Sarrià-Sant Gervasi

The sparsest, most expensive and quietest small pocket in the city, with essentially no private student market of its own.

El Poblenou

€750 a room a month · Sant Martí

Old textile Barcelona rebuilt as the 22@ tech district. Newer flats, the beach at the end of the Rambla, and room prices among the highest we cover.

La Vila Olímpica del Poblenou

€750 a room a month · Sant Martí

Built for the 1992 Olympics and still feeling slightly like a masterplan. Wide, green, safe, on the beach, and short on street life.

La Dreta de l’Eixample

€750 a room a month · Eixample

The central grid around Passeig de Gràcia: the best transit in Spain and rooms among the most expensive we cover. It has two very different halves, and only one of them is somewhere to live.

Diagonal Mar i el Front Marítim del Poblenou

€800 a room a month · Sant Martí

The best beach access we cover, in 2000s towers around a park and a shopping centre. It also has the lowest share of 20 to 34 year olds of all 73 Barcelona neighbourhoods.

How we know this
Rent is a researched, indicative figure per neighbourhood, not read from the deposit registry, and each neighbourhood page says what that means. Commutes are modelled door to door to every major campus. Demographic and street-comfort figures are currently estimated from district-level reporting and labelled as such on each page, where street comfort is our composite safety proxy, deliberately not a crime rate. Every profile says what a place is actually like, including the parts that would put you off.
